Join us as CREW Greater Philadelphia sponsor Equus Capital Partners, Ltd. presents the history of Ellis Preserve from its origins as the Charles Ellis School for Fatherless Girls, to its present incarnation as a unique master planned mixed use campus creating a Vibrant Suburban Community.

Ellis Preserve celebrates the life, legacy and philanthropy of Charles Ellis, Founder of Ellis College for Girls which was established on our campus from 1922 to 1977. Ellis built his fortune in the horse drawn streetcar business in Philadelphia and left that fortune to endow the creation of a school for young ladies which opened shortly after his death. Eventually, school operations became financially beleaguered and in the late 1970’s the school closed, and the land was sold. Proceeds from that sale continue to fulfill Ellis’ legacy by funding scholarships for young ladies to this day.

Since acquiring the 218-acre tract in 2004, Equus Capital Partners has worked diligently to execute its vision for the campus and has completed adaptive reuse of 14 buildings and constructed a new 130,000 SF medical office building for Main Line Health. Equus created a new and exciting 110,000 SF “town center” with the opening of the Shoppes at Ellis Preserve in 2017 and in 2018 welcomed full time residents back to Ellis Preserve for the first time in 40 years with the opening of Equus’ Madison Luxury Apartment Homes. The 378,000 SF headquarters for AmeriHealth Caritas, winner of the 2020 CREW Community Impact award and the 2018 Philadelphia Business Journal Suburban Office Deal of the Year Award, is now open and welcoming their employees to their new headquarters.

Equus has attracted more than 50 new companies to the campus representing nearly 8,500 new jobs. Equus has removed the guard gates and invited to community inside the campus to experience the restored history and vision that is Ellis Preserve. Ellis Preserve is now a space that supports the community economically, fiscally, and culturally. In 2008, Equus received recognition from the Delaware County Planning Commission for the Preservation efforts related to the Square Tavern and the historic buildings associated with Ellis School for Girls. In 2020, Ellis Preserve received the Delaware County Chamber of Commerce Economic Development Award.

For our tenants, Ellis Preserve offers a fresh, new environment for their employees. Ellis Preserve uniquely offers the area’s most complete menu of amenities including dining, fitness, daycare, shopping and onsite residences in a beautiful and timeless campus environment. The Ellis Preserve success story is rooted in Equus’ vision to create a “Suburban Vibrant Community” thoughtfully planned and developed to support an experiential live/work balance that its stakeholders crave.

For Equus Capital Partners, Ellis Preserve is the company’s signature mixed use development and “Real Estate Laboratory” and since 2018, it serves as its corporate headquarters. The unique story that is Ellis Preserve is one that represents the finest points of responsible real estate investment and development. Ellis Preserve encompasses historic preservation of century old and iconic stone buildings, preservation of open lands, repurposing of functionally obsolete office and lab buildings and the creation of new residential, hotel and retail offerings that blend elegantly with their countryside surroundings while generating of an economic boon that benefits Newtown Township and the greater Delaware County community.
